High-rise near McKinney Avenue is the latest hotel coming north of downtown.

Dallas’ Uptown neighborhood is getting another hotel.

Chicago-based Phoenix Development Partners plans to build a 19-story hotel on Hall Street near McKinney Avenue, according to planning documents filed with the state.

The $48.8 million project on Oak Grove Avenue is set to start this spring on one of the few vacant sites in that area.

Phoenix Development Partners – which has a track record of building and operating hotel, residential and mixed-use projects in Chicago, the Midwest and Florida – purchased the property in 2021.

The hotel will include a seven-level parking garage and will open in 2025, according to documents filed with the Texas Department of Licensing & Regulation. Dallas’ Merriman Anderson Architects designed the new tower.

It’ll be operated under the Moxy and AC flags – both Marriott products.

The project is among several new hotels in Uptown Dallas.

In 2021, developer Alamo Manhattan opened the 14-story Marriott Dallas Uptown Hotel on Fairmount Street near Turtle Creek.

Harwood International plans to open its 22-story Swexan Hotel later this year on Olive Street near The Crescent.

California-based T2 Hospitality has also drawn up plans for a 19-story hotel to be built at Cedar Springs and Olive Street in Uptown.

North Texas’ hotel market is bouncing back after suffering great declines early in the COVID-19 pandemic.

Last year, Dallas-Fort Worth led the country with 174 new hotel projects in the development pipeline.
