The area north of downtown Dallas that includes Uptown, Victory Park and Turtle Creek is seeing an unprecedented building boom.

More than $2 billion in buildings are on the way in almost two dozen major projects. Some of the largest developments include major employment centers for Goldman Sachs and Bank of America.

At the same time, developers are working on high-rise residential buildings for both renters and buyers.

Here are some of the largest projects under construction and recently announced. (* denotes the project is under construction; ** means it’s proposed).

1. Goldman Sachs North End, 2323 North Field St. *

A 14-story, 800,000-square-foot, $500 million office campus to house workers for Goldman Sachs. A project of Hunt Realty and Hillwood, opens in 2027.

2. Hines apartment high-rise, 2371 Victory Ave. **

A $150 million, 569,133-square-foot residential tower. Scheduled to open at the end of 2026.

3. Parkside Uptown – Bank of America, 1919 Woodall Rogers Freeway *

A 30-story, 500,000-square-foot office tower to house Bank of America’s Dallas office plus other business tenants. A project of KDC, Pacific Elm Properties, Dundon Capital Partners and Miyama USA Texas. Scheduled to open in 2027.

4. Chalk Hill, 3000 Harry Hines Blvd. **

A 2.4-acre project with 21-story, 396,000-square-foot office tower; a 27-story, 287-unit residential building. On property purchased from broadcaster KERA. Kaizen Development Partners and Crescent Communities are jointly developing the project.

5. Harwood No. 15, Wolf and Harwood Sts. **

A 23-story, 340,000-square-foot office tower. A project of Harwood International.

6. Maple Terrace, 3001 Maple Ave. *

A 22-story, 345-unit apartment tower and 150,000 square feet of office space in historic building. A project of Houston-based Hines, Mitsui Fudosan America and McNair Interests. Opens first quarter 2024.

7. 23Springs, 2323 Cedar Springs Rd. *

A $173 million, 26-story, 625,000-square-foot office tower with a 17,000-square-foot restaurant building. A project of Granite Properties and Highwoods Properties. Opens 2025.

8. Residences at 2811 Maple Ave. *

A 31-story, luxury apartment building with 177 units. A project of Crescent Real Estate, it opens in 2025.

9. 2626 McKinney Ave. **

A 17-story, 180,000-square-foot office tower on McKinney Avenue. A project of Stonelake Capital Partners. Opens 2026.

10. The Quad, 2828 Routh St. *

A $100 million mixed-use development with a 12-story, 345,000-square-foot office building and 15,000-square-foot of retail space. A project of Stream Realty Partners. Opens 2024.

11. Fairmount Tower, 3012 Fairmount St. **

A $130 million, 31-story, 318-unit apartment tower. A project of developer Alamo Manhattan Corp. Opens 2027.

12. 2500 Cedar Springs. **

A three-tower, mixed-use development with office and residential space. A project of Lincoln Property Commercial, the proposed development was designed by architecture firm Skidmore, Owings & Merrill.

13. Julien condominiums, 3503 Fairmount St. **

A 14-story, 14-unit luxury residential building. A project of Centurion American Group.

14. Hanover Turtle Creek, 2525 Turtle Creek Blvd. *

A $170 million, 21-story, 341-unit apartment tower that’s the first phase of a two-tower development. A project of Hanover Co. and GID Investment Advisers LLC. Opens 2025.

15. Vivante at Turtle Creek, 2505 Turtle Creek Blvd. **

This 25-story residential tower would include a combination of market and seniors residential units. A project of California-based Nexus Development Corp.

16. Four Seasons Hotel and Residences, 3015 Cedar Springs Rd. **

$475 million, 1.1 million-square-foot tower project will include 233 hotel rooms and 118 condominium residences. A project of Boston-based Carpenter & Co. and Hillwood. Project is scheduled to open in late 2027 or early 2028.

17. Validus residential tower, 3610 Brown St. **

A 29-story, 104-unit residential tower proposed by Validus Development Corp.

18. Lincoln Katy Trail, 3255 Carlisle St. *

A 309-unit apartment community. A project of Lincoln Property Co. Opens 2025.

19. Carlisle on the Creek, 3230 N. Hall St. **

A 30-story, 320-unit apartment project with rental townhomes. A project of Lang Partners.

20. Rosewood Residences Turtle Creek, 3555 Dickason Ave. *

A 17-story condominium tower being built just north of the Mansion on Turtle Creek Hotel will include about 46 condominiums priced from about $3 million. A project of Rosewood Hotel Group and Dallas developer One Turtle Creek it opens in 2026.
