A drive down Uptown Dallas’ Maple Avenue is a trip through a construction zone.

More than $500 million in real estate developments are being built along Maple between Turtle Creek and McKinney Avenue. And more are on the way.

Crescent Real Estate just broke ground on its new residential tower at 2811 Maple near the Stoneleigh Hotel. The sleek new high-rise will have more than 170 luxury living units.

Crescent’s high-rise start turns up the volume on what’s already a construction crescendo.

“As to Maple Avenue, in a word: Wow,” said Robert Young, executive managing director with real estate firm Weitzman, which has had its offices on Maple for more than 30 years. “The major projects and major tenant activity on Maple further remind us — at least me — of a Midtown Manhattan explosion of density and activity.”

Weitzman’s office is just across the street from the Maple Terrace development — a high-rise project that includes the renovation of an almost century-old residential building.

The Maple Terrace project also includes a 21-story apartment tower and a two-story restaurant building at the corner of Maple and Wolf Street. It’s a project of developer Hines and investors McNair Interest and Mitsui Fudosan America.

“Maple Avenue has become a unique gateway between Turtle Creek and Uptown,” Hines’ senior managing director Ben Brewer said. “With all the new mixed-use developments in north Uptown, there has been a significant focus on great architecture and the pedestrian experience, including wider sidewalks, intriguing open space and thoughtful design for efficient vehicle navigation.

“These improvements will allow residents, retail users and the office community to enjoy this corridor for years to come and help make Dallas a national hotspot for urban development.”

Dallas architect GFF designed the new Maple Terrace apartment high-rise, which opens in 2024.

GFF also is the architect for 23Springs — a 26-story, 626,000-square-foot office tower under construction at Maple Avenue and Cedar Springs across the street from The Crescent. The project by Granite Properties, which will open in 2025, includes 16,000 square feet of retail space.

“One could argue that the significant investments we have seen happen along the six-block stretch of Maple between McKinney Avenue and Turtle Creek in the last three years have solidified this stretch of Maple’s claim to ‘The Tenderloin of Uptown’ title,” said Evan Beattie, GFF’s chairman and CEO. “The new buildings that are under construction now on Maple all feature substantial below-grade parking garages and have been designed with an emphasis on pedestrians, street level activation and amenities.”

Just a block off Maple at Fairmount and Carlisle streets, developer Alamo Manhattan Corp. recently got planning approvals for a 25-story apartment tower. The building would go up across Fairmount from the developer’s new Marriott Dallas Uptown hotel.

“I think we will see phenomenal projects along Maple and Fairmount in the coming years,” Alamo Manhattan’s Matt Segrest said. “The center of the bull’s-eye in Uptown has shifted to the north and west.”

A similar boom is starting a few blocks to the north along Turtle Creek.

Another Maple Avenue project that’s been underway for the last two years is opening its doors. San Antonio-based Kairoi Residential is finishing the 12-story Selene apartment community across the street from The Crescent.

“We’ve started leasing and have a few folks living in the building already,” Kairoi Residential vice president Tyler Sibley said. “We are working through finishing up construction, which will happen first part of 2023.”
