Builders are breaking ground on a new Uptown rental community between McKinney Avenue and U.S. Highway 75.

Developer Mill Creek Residential Trust is building the 190-unit project at Hall and Howell streets.

Called Modera Howell, the 7-story apartment block is the latest of a series of close-in rental communities built by Dallas-based Mill Creek.

Mill Creek and venture partner Abington Properties are building the Uptown project with a rooftop pool deck, fitness studio, landscaped courtyard with outdoor kitchen and dining area, a business center and three levels of underground parking parking.

“We are ecstatic to expand our presence in the Uptown neighborhood, which is the most sought-after locale in the Dallas area,” Rick Perdue, Mill Creek senior managing director, said in a statement. “Modera Howell will offer a refined living experience in a vibrant, desirable area where first-class dining, shopping and entertainment options are steps away.”

Kansas City, Mo.-based UMB Bank financed the project.

Counting the new development, Mill Creek has built or bought more than 2,150 apartment Dallas area apartments.

Just east of the new Uptown project, Mill Creek is building a 340-unit rental project at Hall Street and Munger Avenue, a block off Ross Avenue.

Altogether, developers are currently building almost 5,600 apartments in the Uptown and downtown area.
